Question by gsdubz: Has anyone worked for Countrywide as a Home Loan Consultant?
I am considering looking into working for them, I work for a rival major competitor however, I would like to know what their compensation plan is before I invest time into pursuing it. If anyone knows someone who works there, please let me know what their bonus plan is. This is the Prime lending division, not the subprime division. Thanks.

Question by stephren88: Can anyone help me regarding home loan interest and tax write off?
My ex-wife got our home in our divorce settlement. The home loan is in my name only. Can she write off the interest of the loan on her taxes? Or can I?

Best answer:

Answer by Sharon T
If she pays the mortgage, she may deduct the interest.

It would be best for her to assume the mortgage if she can qualify to do so. They may release you from it, which would free up your credit for other purposes.

Question by ccb2a: I am a first time home buyer. Does anyone know info. on the House America loan Countrywide offers?
Also does anyone know the pros and cons of a conventional loan. How do you tell if the loan is secured? I really need help I don’t know anything about home loans. Thanks

Answer by ENDEAVOR MORTGAGE
HOUSE AMERICA with Countrywide is “primarily an affordable program directed toward creditworthy borrowers having little or no funds for down payment, higher than average debt ratios or other special circumstances that make obtaining traditional credit challenging. First-Time homebuyers and move-up borrowers with excellent credit and incomes may also meet the program requirements.”

As a first time homebuyer, your best bet is to talk to a mortgage broker, who will have many more options than a direct lender will. Look for someone who will sit with you, and go over every question you have until you understand what they are telling you, and you feel comfortable. A broker’s job is not just to 1) sell you a loan, but to 2) educate you about your options. If you get the sense they want to rush to 1) without spending time on 2), get up and leave!!

A book I recommend to my clients is “Mortgage 101″. It explains all the terms you’re likely to encounter during the homebuying process, and explains them in laymans’ terms.

Buying your first home is a thrilling, terrifying and satisfying experience. Best of luck to you!

- va loans Is there anyone out who knows anything about VA mortgage loans?

va loans
Question by brownsugar1961: Is there anyone out who knows anything about VA mortgage loans?
I have called the Va mortgage center for days and no one has called me back yet. My husband is a veteran and he had a va mortgage with his first wife and she kept the house after they seperated and couldn’t make the payments. We don’t know if they foreclosed or sold it or what ever. She didn’t tell him anything. How will he know if he qualifies for another va loan with me (his new wife). Can anyone give me some kind of answers? What is the worst case senerio?

Best answer:

Answer by Credit Expert
Your answer is on the front page of this web site: www.valoans.com. Your husband should have required the ex to refi. the house so as to get his name off of it. If the house went into foreclosure, and was sold at public auction not only does he lose his VA entitlement, but the foreclosure shows on his credit report. Pull all 3 reports to check it out. Go to the county register of deeds either in person, or online to see whats going on with the house now. You can also go through the tax assessors office to see who the new owner is, and call them to try to get some info. Your husband may have recourse against his attorney. He may have used the firm “Dewey, Cheatum, and Howe”. A lot of unsuspecting people get stuck with them. Now he can file contempt of court charges against her for not making the payments per the divorce order, and allowing a foreclosure to affect his credit. She will go to jail.

Question by Chi Guy: Can anyone provide a link to the aledged Dem regulation that forced Countrywide Home loans to give mortgages?
…to people that could not afford them?

Please prove me wrong by providing such a link. I actually LOVE being proved wrong.

Also, if you canNOT provide the evidence, will you stop parroting the Faux News assertion?

BTW, Countrywide went belly up due to bad mortgages and was bought out by Bank of America.
es.erwin (below) Kudos for at least linking the right category. Unfortunately it does NOT apply to my post. As a matter offact take a look at this from your link:

Enforcement in Lending Matters
The FTC recognizes that it is important for all consumers, including those in lower-income communities or those with less-than-perfect credit, to have reasonable access to capital. The growth of the subprime mortgage industry has enabled many consumers to obtain loans, who previously had very limited access to credit. It is also important, however, that the consumers’ increased access to capital not be burdened by deceptive or other unlawful lending practices. Such practices disrupt the proper functioning of the credit market and most likely violate the FTC Act, TILA, or HOEPA. Such violations must not be tolerated by consumers, the government and, I would suggest, your industry. The Commission has taken a variety of actions to address reported abuses in the subprime credit market.
as.erwin (below) Speeches are NOT regulations.

Speeches do not FORCE lending. I am still waiting for a link to the so-called REGULATION(S) that aledgedly forced Countrywide to take bad mortgages.
notagain (below) Thanks for the op-ed. Please answer the post directly.
ritchwil… (below) So a civil lawsuit is the Dem regulation that forced Countrywide to take bad mortgages?
